Fi 331, Principles of Real Estate

Co-requisite: FI 302 or permission of the instructor (typically granted).
- Introduction to Real Estate. Fi 331 is a broad survey of various aspects of the real estate business and economics, including marketing, finance, development, law, appraisal, etc.

Co-requisite: FI 331.
- Introduction to the principles of real estate property management and covers all aspects of property management. Students are shown how to maximize the asset value of income-producing real estate for investors/owners through the use of finance, marketing, and management techniques.
LGS 407, Real & Personal Property Law
3 hours (Fall & Spring)
Prerequisite: Academic status of junior.
- A survey of cases involving real estate. LGS 407 is taught by a practicing local Tuscaloosa attorney.
FI 432, Real Estate Appraisal
3 hours (Fall only).
Prerequisite: FI 302
- Study of the sources of real estate value and techniques for estimating property value; study of effective use of appraisal information.
FI 436, Real Estate Finance
3 hours (Fall & Spring).
Prerequisites: FI 302 *Special Note: MyBama still reflects “and FI 301”.
- Study of the institutions of real estate finance and factors affecting the flow of funds; investment analysis and procedures involved in real estate financing.
FI 497, Income Property Valuation (Special Topics Course)

The course provides you with the knowledge to build financial models using nothing more than a few assumptions. Edit and audit existing models for errors and unreasonable assumptions. Determine an appropriate purchase price and leverage based on desired rates of return and risk tolerance. Build detailed cash flow projections, sources and uses schedules, and other financial reporting tools such as discounted cash flow analysis (Net Present Value and IRR). ARGUS and other valuation software will be examined for best practices and how this skill set can enhance your real estate career.
